Granite Tiles For Your Home?

 

As a homebuyer, I am looking out resale flats which stand out and catch my attention instantaneously. Besides location and the amenities surrounding it, one of the main factors is the house “being”. Flooring is one that I pay special attention to.Why is that the case? Nearly 85% of the Singaporean stays in HDB. And from these flats, most of the HDB are laid with either ceramic, homogeneous or porcelain tiles (the later ones), which look similar at large. Flooring tiles are the most conspicuous asset in a flat or house, and it basically covers all walk-able area in a house. The first thing people/visitors will notice when they first step onto is your floor and wall. Do you agree? If I were to buy a flat that looks the same (i.e. the same tiles) as the next door, it would greatly affect me as a homebuyer.

 

Hence to be special and have a unique home feeling, I would take a closer look at flats with additional effort done on their flooring. Especially those with granite tiles flooring or other type of flooring which will catch my attention the most. Personally I did some research and gathered information about the benefits of granite tiles, as well as the little cons about them, which I hope is useful for sharing.

Scratch Resistant

Granite received the highest overall performance rating, according to a leading consumer magazine, as a kitchen countertop material, which the most frequent use area in the whole house. Granite is also one of the most bacteria-resistant, and it is not affected by liquids such as citric acid, coffee, tea, alcohol, or wine. It is also nearly impossible to scratch, and with proper cleaning, will not stain under normal use (ask your professional contractor about sealants available to further improve resistance to staining). Available in a striking array of colors, granite’s exceptional strength makes it ideal for heavily used surfaces, including table tops and floors, exterior applications such as cladding, paving, and curbing.

 

Colours and Uniformed Patterns

There a myriad colours to choose from, ranging from pure white, gold and champagne, rustic red and brown to mystic black. Besides these colours, due to the natural form of these stones, most granite tiles come with patterns that have varied colours. Unlike Marble which often requires dry-laying, Granite patterns are uniformed- hence making selection effortless and consistent through the living room.

 

Increase (indirect) in house value

I have asked around property agents whether floorings play a factor in determining the value of the flat. On most occasions, even though the valuation did not explicitly take check the value of the flooring, the valuation does take into consideration of the conditions of the house, and flooring is one of points in terms of overall maintenance. The agents responded that natural stones attract customers more than just ceramic/homogenous tiles as it is unique and different from their neighbours. Thus considering granite tiles can actually increase your house value!

Care & Precautions

Most stones should be sealed with a high quality stone sealer. Stone, unlike ceramic tile, is slightly porous. Floors, kitchen counters, vanities, tub and shower surrounds should be resealed whenever water will not bead up on the surface. Sealing a stone surface is not difficult, or expensive. To seal a stone surface, clean the stone with a mild detergent that does not contain ammonia and allow it to dry for several hours. Next apply the sealer according to the directions and wipe off the excess as directed. There are several types of stone sealer. Hire a contractor and leave it to them to do it!

 

Floor Surfaces

Dust and mop interior floors frequently using a clean, non-treated, dry dust mop. Sand, dirt and grit do the most damage to natural stone surfaces due to their abrasiveness. Mats or area rugs inside and outside an entrance will help to minimize the potential damage from these particles. In addition, be careful when using a vacuum cleaner as the metal or plastic attachments or wheels may scratch the surface. Damp mop the stone floor with a diluted solution of a neutral cleaner designed for stone. Keep off floor until completely dry, as wet stone floors may be slippery.

 

Cost

Granite comes as a heftier price compared to other tiles such as Ceramic, homogeneous and porcelain tiles. The price seen in most retail shops in Singapore need to take into consideration of the rent and warehousing cost, as well as the employees with them.
